Disclaimer
RenoScouter is an independent buyer side editorial property platform focused on Australian houses with renovation potential.
RenoScouter is designed to help buyers discover properties, ask better questions and understand what may require closer investigation. The information on this website is general in nature and does not replace property-specific professional advice or due diligence.
RenoScouter does not tell you what to buy
RenoScouter does not tell you whether to buy, sell, bid on, renovate or otherwise proceed with a property.
Property selections, RenoScouter Scores, Best for recommendations, listing analyses, articles, checklists, scorecards, planners and other resources are intended to help buyers become better informed and develop their own judgement.
The decision to proceed with any property is always yours.
General information, not professional advice
RenoScouter is not acting as a real estate agent, buyer’s agent, property valuer, lawyer, conveyancer, lender, mortgage broker, financial adviser, building inspector, pest inspector, engineer, architect, building designer, town planner, heritage consultant, tax adviser, insurer or other property professional.
Nothing on RenoScouter constitutes personalised:
legal advice;
financial or lending advice;
valuation or investment advice;
building or pest advice;
planning or development advice;
engineering advice;
tax advice;
insurance advice; or
other professional advice.
You should obtain independent professional advice appropriate to the property and your circumstances before making a significant property, financial or renovation decision.
Property listings and information
RenoScouter reviews properties using information available from selling agents, listing portals, public information, property data and other relevant sources available at the time of publication.
Unless RenoScouter expressly says otherwise, the property has not been physically inspected by RenoScouter.
Listing photographs, descriptions and floorplans cannot be relied upon to show every defect, condition issue, constraint or material fact.
Property details, prices, sale methods, availability and listing status may change after a RenoScouter analysis is published.
A property may be sold, withdrawn, repriced or otherwise altered without RenoScouter being notified immediately.
Always confirm current property information with the original listing and selling agent.
RenoScouter Score
The RenoScouter Score is an editorial assessment of how strong a property opportunity appears based on the information reasonably available at the time.
It considers the property, location, likely renovation effort, liveability, price, matters requiring further investigation and future buyer appeal.
It is not:
a valuation;
a scientific or automated assessment;
a financial rating;
a prediction of capital growth;
a guarantee of renovation success;
a building or condition assessment; or
a recommendation to buy or pass.
The separate Best for recommendation identifies the types of buyers RenoScouter considers more likely to suit the property based on its apparent opportunities, compromises and likely level of effort.
A property may have genuine potential and still be unsuitable for your circumstances.
Price, value and renovation costs
Any discussion of price, likely purchase range, renovation costs, value, future appeal or market conditions is general editorial information only.
It is not a formal valuation, building quote, financial assessment or prediction of future value or return.
Actual costs and outcomes can vary significantly depending on the property, scope of work, contractors, location, timing, market conditions and individual circumstances.
Renovation potential
RenoScouter may identify ways in which an older, dated or imperfect house could potentially be improved.
These are possibilities to investigate, not promises that the work can or should be undertaken.
A renovation may be affected by matters including:
structural condition;
planning controls;
overlays;
easements;
heritage requirements;
building regulations;
site access;
drainage or flooding;
services;
neighbouring properties;
costs;
approvals; and
matters that cannot be identified from online information.
RenoScouter does not guarantee that an imagined renovation will be possible, approved, affordable or worthwhile.
STCA and planning possibilities
Where RenoScouter refers to extensions, subdivision, secondary dwellings, dual occupancy, development, changes of use or other possible future uses, these references are general observations only unless confirmed approval information is expressly stated.
STCA, subject to council approval and similar wording means that the proposed outcome has not been confirmed.
Block size, available space or an apparently suitable layout does not by itself establish that a particular development or use is possible.
Buyers must undertake their own investigations and obtain appropriate advice about planning controls, overlays, easements, access, servicing, approvals, restrictions and building requirements before relying on any potential future use.
Building, pest and specialist issues
RenoScouter may identify visible or possible matters that appear to deserve further investigation, including moisture, drainage, termites, pests, asbestos, roofing, foundations, cracking, electrical systems, plumbing, deterioration or structural concerns.
These references are prompts for further investigation only.
They are not inspection findings or diagnoses.
The absence of a warning from RenoScouter does not mean that a problem is absent.
Obtain appropriately qualified building, pest and specialist inspections where relevant.
Liveability and everyday suitability
RenoScouter may consider matters such as layout, natural light, airflow, thermal comfort, noise, privacy, orientation, garden connection, adaptability and whether a house could function better in everyday life.
RenoScouter may also discuss ways a property could potentially be improved through more sustainable, efficient or adaptable choices.
These are general buyer side editorial observations based on the information available.
RenoScouter does not guarantee particular health, wellbeing, comfort, energy, environmental or lifestyle outcomes from a property or renovation.
Sources and editorial transparency
RenoScouter aims to distinguish between:
confirmed or reported property information;
estimates;
matters requiring further checking; and
RenoScouter editorial judgement.
Where external information materially informs an article or analysis, RenoScouter aims to identify or link to relevant sources so readers can investigate further.
External information may contain errors, change over time or later be corrected.

Illustrative imagery should not be relied upon as evidence of the actual appearance, condition, features or renovation potential of a specific property for sale.
AI-generated imagery is not intended to replace genuine photographs of a specific property in a way that could misrepresent what a buyer is considering purchasing.
