Flat National Prices, Falling Big Cities, Mixed Buyer Signals
May data confirmed the market had stalled nationally, but the slowdown was uneven across cities, price tiers and regions.
Cotality’s national Home Value Index was flat in May, with Sydney and Melbourne leading the downturn while Perth and Darwin still rose. The headline result matters, but the split underneath matters more: Australia is not moving as one market.

PropTrack also reported that national home prices were essentially flat in May, after a small fall in April. Sydney and Melbourne posted their third consecutive monthly declines, while regional areas continued to grow, although at a slower pace.

The lesson for buyers is that “the Australian market” is too broad to be useful. Sydney, Melbourne, Brisbane, Perth, Adelaide and regional markets are not moving as one. Even within cities, cheaper, mid-market and prestige suburbs can behave very differently.
What this means for buyers:
The right question is not “are prices falling?” It is “is this specific suburb, property type and buyer segment softening enough to change the deal?”
